This could involve fixing plumbing leaks, repairing electrical systems, replacing malfunctioning equipment, or addressing structural issues. They may also troubleshoot problems with heating or cooling systems, lighting, or other building components.
  • Preventive Maintenance: Building maintenance staff are involved in preventive maintenance tasks to minimize the occurrence of breakdowns or costly repairs. This includes tasks like changing air filters, lubricating equipment, inspecting and maintaining safety systems, and conducting regular cleaning and maintenance of building exteriors.

Qualification Requirement

1. Education and Training:

High school diploma or equivalent is typically required. Additional technical or vocational training in relevant fields such as electrical systems, plumbing, HVAC (heating, ventilation, and air conditioning), carpentry, or general building maintenance is beneficial.

Certification or licenses related to specific maintenance tasks, such as electrical or plumbing work, AutoCAD and SketchUp may be required or preferred.

2. Knowledge and Skills:

Basic knowledge of building systems and equipment, including electrical, plumbing, HVAC, and mechanical systems.

Proficiency in using hand and power tools commonly used in maintenance work.

Understanding of safety procedures and regulations related to building maintenance.

Ability to read and interpret technical manuals, blueprints, and diagrams.

Strong problem-solving skills and the ability to troubleshoot maintenance issues effectively.

Good communication skills to interact with coworkers, contractors, and building occupants.

3. Experience:

Prior experience in building maintenance or a related field is often preferred. This experience could include working in Education Industrial, residential, commercial, or institutional buildings.

Experience with preventive maintenance programs and practices.

Familiarity with computerized maintenance management systems (CMMS) or similar software used for tracking and managing maintenance activities.

4. Physical Requirements:

Building maintenance work can involve physical labor, so individuals should be capable of performing manual tasks such as lifting heavy objects, climbing ladders, and standing for extended periods.

Good overall physical fitness and the ability to work in various environmental conditions (both indoors and outdoors).

5. Other Requirements:

A valid driver’s license may be required, depending on the job responsibilities, to operate maintenance vehicles or equipment.

Flexibility to work outside regular business hours, including evenings, weekends, and holidays, especially in the case of emergency repairs or urgent maintenance needs (Outside Event).
